Do the opposite."
My Story
I am not a property trainer who learned it from a book
Actually, I wrote the book on it - Buy, Refurb, Refinance but, more importantly, I have spent more than thirty years in UK property, over 20 years of that has been brokering the money behind other people’s deals. That means I have seen thousands of them up close: the ones that worked, the ones that fell apart at the last minute, and the reasons why.
That is a different vantage point from most trainers. They teach you how to find a property, but I can tell you how to structure the finance that will actually let you buy it, and how to avoid the valuation coming back lower than everyone hoped.
It also makes my approach look different for sure. Bridging finance, for instance, has a reputation as a last resort for desperate people. Used properly, it is the opposite: it is how you buy quickly, below market value, and get your cash back out to go again. Most investors never find that out.

Why My Training Is Different
Everyone teaches strategies. Almost nobody teaches funding.
You can learn to find a below-market-value property on a hundred different courses. What you rarely get taught is how to pay for it, how to get the money back out, and how to structure it so you can do the same thing ,with the same pot of cash, time and time again.
That gap is where investors get stuck. No matter how good the deal is, without the right financial package the deal just slips through your fingers. So that is what I teach - the finance that gets deals over the line, and it is why my training covers ground other programmes leave out.
Even this is not enough - real world alert! – knowledge is rarely enough to get deals over the line; support does that and genuine support more often than not is in short supply – not with me!

What that means in practice
My background was brokering, not lecturing. Everything I teach is something I have done, arranged, funded or watched go wrong, way more than once over 30+ years.
